Guoji Dream Town

The company was established and incorporated under the Companies Act of Malawi in December 2012. MHC-Henan Guoji is a partnership between Malawi Housing Corporation and Henan Guoji Group of Companies from China and was established as a real estate company in Malawi.

Malawi Housing Corporation (MHC) is a well-established institution in Malawi which aims at facilitating and providing habitable and affordable houses through plot development, construction and maintenance, in an environmentally and economically sustainable manner. MHC is a statutory body established in 1964 by an Act of Parliament, MHC Act Chapter 32:02 of the Laws of Malawi and it is wholly owned by the government of Malawi. MHC’s mandate is to put up commercial buildings other than dwelling houses as well as dispose of any structure which it has either built or procured.

Henan Guoji Group of companies is a comprehensive corporation whose main business is construction and real estate management. The corporation ranks 31 among the top 100 competitive enterprises in China’s construction industry. The has 36 local branches spread across China and 15 branches outside China. It has won many awards in the Chinese construction industry such as quality management in national engineering construction, Architectural engineering design technology and innovation among others.

MHC-Henan Guoji Development Co, Ltd.’s initial business model is based on the accomplishment of properties in the real estate market in Malawi. Basing on the mutual aim of proving modern town houses in community setups, the company’s project concept is residential friendly as it takes care of all the needs of the inhabitants such as clubs, kindergarten, security facilities and commercial facilities, thereby bringing a new life style while easing the housing problem in Malawi.

 Investment

Henan Guoji Group of companies has invested $6620000 into the project while Malawi Housing Corporation invested land on which the houses are being constructed. The market value of the built up land extending to 13.02 hectares is MK 521,000000.00. The valuation of the land was carried out by Knight Frank in October 2015.

The company has so far constructed 104 housing units in the first phase of the project. The houses are for sale and so far 80% has already been sold. The total number of housing units to be constructed is 600 in phases. These are 2 bedrooms, 3 bedrooms and 4 bedroom houses. By March 2020, the company embarked on the second phase of construction that will see a total of 100 housing units constructed. These are 2 bedrooms, 3 bedrooms and villas.

Operation Area

The joint venture has in the next five years (from 2020) prioritized five strategic focus areas namely; property development, maintenance, property management, property sales, profit orientation and, governance and management. The company is also engaging its partner Malawi Housing Corporation for construction of further 500 housing units to be spread in Blantyre, Lilongwe Mzuzu and Zomba.
